Marriott Homes & Villas is out with a new offer for those with Marriott Bonvoy Silver elite status or higher: register and book a 2+ night stay by May 11, 2025 for travel from June 1, 2025 to January 4, 2026 and spend at least $1,500 to earn 40,000 bonus Marriott Bonvoy points. This offer is scheduled to go live for all members beginning on May 12th, but this “early access” offer presumably gives elite members first dibs on qualifying reservations.

Key Terms
- A “stay” is defined as two (2) or more consecutive nights spent at the same property, regardless of check-in and check-out activity.
- This promotion is valid only for Marriott Bonvoy Members who hold Silver, Gold, Platinum, Titanium or Ambassador Elite status at time of booking.

- Registered Marriott Bonvoy Elite Members earn 40,000 bonus points per qualifying paid stay at a participating home rental booked between May 5, 2025 (12:01 AM EST) – May 11, 2025 (11:59 PM EST) through the Homes & Villas by Marriott Bonvoy website (“HVMB Platform”) for stays completed on or before January 4, 2026.
- Payment for the stay must be made in cash or credit card. Payment for the stay must be made in cash or credit card.
- Stays of two (2) or more consecutive nights must be completed during the promotion earning period, beginning June 1, 2025, up to and including nights stayed on or before January 4, 2026.
- A minimum spend for the stay is $1500 (or foreign currency equivalent)
- Members earn five (5) base Points for each U.S. dollar, or the currency equivalent, on all Qualifying Charges incurred and paid for by the Member through the HVMB Platform.
- Promotion bonus Points are in addition to the base points and any Elite bonus points earned per stay within the promotion earning period.
- Charges that do not qualify for Points include, but are not limited to, taxes, booking fees, cleaning fees, security deposits, and extra add-on services purchased and/or applied to home rentals booked through the HVMB Platform.
- Home rentals booked through third-party online retailers are ineligible to earn for this promotion.
- Marriott Participating Brand Residences may be featured on the HVMB Platform: however, they do not participate in the Marriott Bonvoy loyalty program and do not participate in this promotion.
- Marriott branded hotels, branded residences, and Marriott Executive Apartments are not included/eligible for this promotion.
- Award redemption stays where Points are redeemed for a portion of, or the entire stay are not eligible for the promotion.
- Provided that the correct Marriott Bonvoy Membership Account Number is added as part of the booking process, Points will automatically appear in the Member’s Account within seventy-two (72) hours following the completion of their stay.
- Members electing to earn miles are not eligible for this promotion.
- No points are awarded for cancellation or no-show

Quick Thoughts
As always, you’ll want to shop around to be sure that Marriott is offering a competitive price for the stay you are hoping to book. Some properties are cross-listed on platforms like Airbnb, Vrbo, and other vacation rental sites — prices can vary.
However, the rebate here is strong. According to our Reasonable Redemption Values, you can expect to get around 0.76c per point out of Marriott Bonvoy points, though they can obviously be more valuable in the right situation. That makes the bonus here worth just north of $300. That’s certainly a nice rebate on $1500 spend.
Note that it could get even better: we sometimes see card-linked offers for Marriott Homes & Villas that would stack. I have also at times been targeted for 25% back on Marriott Homes & Villas stays through Capital One Shopping. Stacking this new offer with a card-linked offer and rewards from Capital One Shopping could turn this into a pretty compelling deal if you need a vacation rental during the qualifying period.
Again, this offer is currently only available to Marriott Bonvoy Silver Elite members and above, with an All Access offer scheduled to launch the day after this one expires.
