Marriott Homes & Villas seems to offer a relentless series of promotions, with their latest earning opportunity being one of the best they’ve ever offered. That’s because they’re giving quintuple the number of points for stays through the end of March next year provided they’re booked by June 26, 2024 and that your stay lasts a minimum of five nights.
The Deal

- A “stay” is defined as five (5) or more consecutive nights spent at the same property, regardless of check-in and check-out activity.

- Registered Marriott Bonvoy Members earn 5X base points per qualifying U.S. dollar for each eligible paid stay at a participating home rental booked between June 3, 2024 (12:01 AM EST) – June 26, 2024 (11:59 PM EST) through the Homes & Villas by Marriott Bonvoy website (“HVMB Platform”). Payment for the stay must be made in cash.
- Stays of five (5) or more consecutive nights must be completed during the promotion earning period, beginning June 3, 2024, up to and including nights stayed on or before March 31, 2025.
- Members earn five (5) base Points for each U.S. dollar, or the currency equivalent, on all Qualifying Charges incurred and paid for by the Member through the HVMB Platform.
- Promotion bonus Points are calculated based on 5X base Points earned per stay within the promotion earning period and do not include Elite bonus points also awarded for the stay.Charges that do not qualify for Points include, but are not limited to, taxes, booking fees, cleaning fees, security deposits, and extra add-on services purchased and/or applied to home rentals booked through the HVMB Platform.
- Award redemption stays where Points are redeemed for a portion of, or the entire stay are not eligible for the promotion.
- Provided that the correct Marriott Bonvoy Membership Account Number is added as part of the booking process, Points will automatically appear in the Member’s Account within seventy-two (72) hours following the completion of their stay.
- Members electing to earn miles are not eligible for this promotion.
- No points are awarded for cancellation or no-show.
Quick Thoughts
Unlike a Homes & Villas promo last year, this latest promotion won’t be worth a mattress run. That’s not to say it won’t be incredibly rewarding though if you’re looking to book a vacation rental with cash.
Homes & Villas stays ordinarily earn 5x Marriott Bonvoy points, so this 5x promo means you’ll earn a total of 25x points per dollar. If you have status with Marriott, you’ll earn even more bonus points, but that earning multiplier will only be calculated on the 5x base points you earn rather than the full 25x.

Stephen, thanks for the heads up on this. I’m not sure I fully understand the X multiplier and total points to be received. Can you say, for example, if one is a gold member at Marriott, and uses the Ritz card to do a 5 night H&V booking costing 2000 – what number of points is to be expected? ((25 + 6) x 1.25) x 2000 = 77,500? thanks!

That’s therefore a total of 32.25x, so 64,500 points. Your actual total would likely be lower than that if the $2,000 included taxes and fees as the first three earning ratios listed above are earned on the cost before taxes and fees.
