Homes & Villas by Marriott is out with a new promotion and it’s one of their most rewarding ones in a while. If you book a stay of two or more consecutive nights that costs at least $2,000, you’ll earn 40,000 bonus Marriott Bonvoy points.
This can be made even more rewarding if you were targeted for the Homes & Villas by Marriott Amex Offer, but you do need to have Marriott elite status to earn the 40,000 bonus points.

- Registered Marriott Bonvoy Elite Members earn 40,000 bonus Points per qualifying paid stay at a participating home rental booked between April 20, 2026 (12:01 AM EST) – April 26, 2026 (11:59 PM EST) through the Homes & Villas by Marriott Bonvoy website (“HVMB Platform”) for stays completed between April 27, 2026 and January 3, 2027. Payment for the stay must be made by debit or credit card.
- A “stay” is defined as two (2) or more consecutive nights spent at the same property, regardless of check-in and check-out activity.
- This promotion is valid only for Marriott Bonvoy Elite Members who hold Silver, Gold, Platinum, Titanium or Ambassador Elite status at time of booking.
- Registration of Marriott Bonvoy Elite Member’s Marriott Bonvoy account is required for this promotion. Members must register by April 26, 2026.
- Stays of two (2) or more consecutive nights must be completed during the promotion earning period, beginning April 27, 2026, up to and including nights stayed on or before January 3, 2027.
- A minimum spend for the stay of USD $2,000 (or foreign currency equivalent) is required. Charges that do not qualify for Points include, but are not limited to, taxes, booking fees, cleaning fees, security deposits, and extra add-on services purchased and/or applied to home rentals booked through the HVMB Platform.
- A Member may earn only one (1) promotional 40,000 bonus points award across all April 2026 Homes & Villas by Marriott Bonvoy promotions.
Quick Thoughts
Earning 40,000 bonus points is a very rewarding promotion, but there are a few key details to be aware of. One is that stays have to be for at least two nights, but even more importantly you have to spend at least $2,000 on the stay before taxes, fees, etc.
Unlike most Homes & Villas promotions, this latest one also requires that you have some level of Marriott Bonvoy elite status which can be as low as Silver status. Don’t forget that in addition to Marriott credit cards that offer elite status, the American Express Platinum Card® and Business Platinum Card® both offer complimentary Marriott Bonvoy® Gold Elite status with enrollment.
Speaking of Amex cards, there’s a targeted Homes & Villas by Marriott Amex Offer that’s giving $250 back when spending $1,000 or more. I think someone mentioned in the past that you can split the cost of a Homes & Villas booking by paying 50% now and 50% later. If so, and if you have the Homes & Villas Amex Offer on more than one household card, you could spend $1,000+ on one card now and $1,000+ on the other card later (provided that second payment is processed before the Amex Offer expires) in order to earn two sets of $250 statement credits.

It’s also worth perusing the Homes & Villas website with the Capital One Shopping browser extension installed as they’ll often then send an email with a targeted boosted cashback rate of ~15% which is far higher than you’ll earn via other shopping portals; I just got one of those this morning.
