Fairmont is running a very good “Spring Sale,” offering 25% off at participating hotels with a minimum 2-night stay (for properties outside North America). There is an advertised additional 10% off for All Accor members, for a total theoretical discount of 27.5% from the base rate. However, I didn’t see that reflected in the properties that I looked at, and the total discount, including the member rate, seemed to be 25%.
Unlike most Accor sales that offer an “up to” discount, this one is fixed at 25%, making the discounts much more appealing. Accor points are worth a fixed 2 eurocents (~2.35 cents) each toward the booking’s cash rate, so sales like these are award sales as well and apply to all room types. Effectively, for participating hotels during the promo period, your points are worth ~3.1 cents each towards what would be the normal, flexible rate.
Bookings must be made by April 22nd, but travel is allowed anytime between April 29th and October 1st, 2026. Note that the sale rates are non-refundable.

Quick Thoughts
If a hotel is eligible for your dates, you should see the discount across all room types, and points can be applied to any of them. On a quick browse, it seems the discount is pretty close to 25% at all participating hotels.
Here is a random weekend in May at the Fairmont San Francisco. All room types are discounted, but here is the lowest-priced room available:

In this case, the total discount is 25% off the non-member base rate, but that includes the member discount. Comparing either the two undiscounted rates or the two member rates results in ~22.5% off.
Once you get to the checkout screen, you can apply points at a current rate of ~2.35 cents each to the booking in increments of 2,000 points, which leaves an overage of ~$23:

Applying the points to the undiscounted booking would cost me 42k instead of 32k, so the total award-cost discount is ~24%. That’s a great deal and shows off a terrific feature of the fixed nature of Accor points…a cash sale is an award sale.
That said, it’s VERY important to keep in mind that these bookings are completely non-refundable AND can’t be changed. If your travel plans change, you’re out of luck…and points. I almost never book non-refundable rates for that reason, but there are some marvellous properties participating in this promo, and if your plans take you near one and are set in cement, it could be worth considering.
