There’s a good Marriott Homes & Villas Chase Offer out this week that gives those targeted $70 back as a statement credit when spending $100 or more.

This Chase Offer will stack with another Homes & Villas promotion that gives double points on stays of 3+ nights…but that one expires today, so move quick if you want to take advantage of it.

Quick Thoughts

Right now, there is also a Homes & Villas Amex Offer giving $100 back when spending $500. While this offer isn’t quite as generous as that one in terms of the size of the statement credit, the fact that you only have to spend $100 to get $70 back makes this a very easy deal to take advantage of.

While you can only get one statement credit per card, if you have multiple Chase cards targeted with this offer you could break a longer stay into two (or more) stays of two or three nights at a time and pay for each stay with a different card (I believe that almost all properties have a 2-3 night minumum stay). That said, most properties charge service fees and cleaning fees per stay, so booking one night at a time would mean you’d end up paying those fees multiple times, which would most likely eliminate the upside from being able to use the offer multiple times.

There is another direct Thpromotion that Marriott Homes and Villas is running right now that offers double points on all stays of 3+ nights. The problem is that the 2x promotion ends today, so you’d have to book your stay by the end of the day in order to stack the two deals. Most properties make you pay 50% down at the time of booking, so as long as that down payment is over $100, you’ll trigger the credit.

If taking advantage of this offer, make be sure to click through from a shopping portal to earn cashback on the stay(s).

Marriott Homes and Villas is the worst. We booked 4 nights at a condo which turned out to be a noisy unsafe condo from hell with screaming people and loud music till 4am in an unlocked building full of drunks. When we complained to the management company they said there was nothing they could do and that we should contact Marriott. Marriott Homes and Villas so called 24/7 support took two days to get back to us. We either had to stay in the Marriott’s hellscape rental or try to find last minute lodging in Bordeaux on a busy summer weekend. It cost us a lot but it was better then staying in Marriott’s Hell condo. But the whole experience really ruined two of our four days in France. When Marriott finally got back to us they clarified that Marriott takes no responsibility what so ever for customer experiences for the services they sell and that we should take it up with their management company. Marriott local management company clarified that they also had no responsibility for our problems because they did not own the building they just managed it for the owners. Of course they refused to give us the contact info for the owners. Ultimately the nameless owners refused to give us a refund because they know no one can be held responsible Marriott doesn’t allow reviews of they properties they ren but are not responsible for. Essentially no one will stand behind the services Marriott is selling. At least with ABNB you can check reviews and ABNB step in to sort out problems when you are in a jam. You have been warned stay away from Marriott.

For Marriott homes and villas: have to pay by end of August but can the actual stay occur in September?

Is there any easy way to see if one is targeted for something like this? I don’t want to scroll through 17 cards. Jard to believe I have so many but just added them up – that includes for P2 as well.

Does it still count if you book through a shopping portal? Is that considered “directly with merchant”?
