We suspected that this might be coming, but it doesn’t hurt any less.
Wyndham Rewards will be ending its partnership with Vacasa Vacation Rentals as of December 1st, 2025. Reservations can be made through November 30th, but must have checkout dates no later than January 31st, 2026.
I appreciate Wyndham’s communication regarding the change, including being very clear about the relevant dates for booking reservations and modifying existing ones. That said, it’s disappointing to see that the window for available bookings is only three months from now…especially given that half of that period is the holidays, when many properties are booked months in advance.
There are still ways to book residential units using Wyndham Rewards, but the demise of this partnership will nonetheless leave a vacation rental-sized hole in the entire points and miles landscape.

The News
- Wyndham Rewards’ partnership with Vacasa Vacation Rentals will be ending on 12/1/25.
- The last day to make new reservations will be 11/30/25.
- Starting immediately, new reservations cannot be made with a checkout date later than 1/31/26.
- Existing reservations may be modified until 11/30/25, but must have a checkout date of 1/31/26 or earlier in order to be modified.
- Currently-existing reservations with a checkout date LATER than 1/31/26 will be honored.
 
Quick Thoughts
This stinks. We’ve received a massive amount of value through the Wyndham/Vacasa partnership over the last few years. It not only was one of the best uses for Wyndham points, it was one of the few ways to able to redeem credit card rewards for outsized value towards vacation rentals, by virtue of the Wyndham portfolio of credit cards.
We anticipated that this day would come. Wyndham has made several devaluations changes to the “chart” for Vacasa, but it was still possible to easily get somewhere ~1.5 cents per point value, double our current Reasonable Redemption Value for Wyndham Rewards Points when using them for Wyndham’s own properties.
However, Vacasa was struggling and was taken over last year by a much smaller vacation rental platform, Casago. After that happened, Wyndham members began losing access to rentals in entire geographic areas of the US, which reps blamed on the availability that was being given to them by Vacasa/Casago. Once that started happening, it seemed like it was only a matter of time before the whole thing went kaput.
There are still some decent pathways for using Wyndham Rewards Points towards vacation rentals. Cottages.com has some lovely properties, one of which I was able to use earlier this year on a trip to Cornwall, England. It’s a great option, but one that’s unfortunately limited to the United Kingdom.
Wyndham Vacation Club redemptions can also be attractive; it’s often possible to pay only 15K points for a one-bedroom condo/timeshare; or 30K for a two-bedroom. The disadvantage here is that availability can be hard to find at many popular properties, there aren’t any options for free-standing houses, and Wyndham just increased the redemption tiers of almost 40 properties in desirable locations. Hawai’i was particularly hard hit.
Regardless, this is a big blow Wyndham fans. I’ve been using Vacasa at least once per year, sometimes more than that. As a result, earning Wyndham Points was something I put a decent amount of effort towards. Like many other, I’ll have to reevaluate that now.

Sadness! Glad we got some good times! No more use of Wyndham Earner Business for 8x gas and cancelling before the next annual fee. Barclays sucks anyways so happy to not deal with them on one more card.
i used on Cottages in Cornwall area as well! Plymouth to be precise. Technically in Devon, but I did drive to Porthcurno and around. Great redemption. No particular desire to visit anywhere in UK again though.
This sucks about Vacasa. Just used it for a few nights a month or two ago. Not sure how many Wyndham pts I will both accumulating now. There goes the Wyndham Business card value.

Sad to see this partnership ended, but we all knew it was on life-support. Once the per room cap dropped to $250 per 15K, it became difficult to use — because USA lodging is expensive and published Vacasa prices were even more expensive!
That said, I have still been doing a couple of Vacasa stays a year, but the only good ones were in remote (aka cheap) locations. Places like Sandpoint, Idaho. Oh well. I considered those stays a bonus to other good Wyndham redemptions.
This break-up was probably inevitable once people like us started using it. Normal hotel redemptions are pretty cheap for the hotel corporations: they usually pay the hotel owners small amounts (traditionally about 35 bucks, I think) and the hotel owners consider this a cost of doing business with the hotel chain. After all, the chains (and their loyalty programs) drive business to their properties. There’s no such possible symbiotic relationship with Wyndham: Vacasa owers want to be paid “real” money for their units, and there’s little incentive for Wyndham to do that.
If there’s any silver-lining to this news, it’s that many “high end gamers” will continue to leave the Wyndham program and the program will continue to languish in obscurity. There remain good deals for those whose lodging preferences and lifestyles mesh with what Wyndham offers. The less interest there is in these opportunities, the more likely they will last.

OK, stopping using Wyndham Business, switching to 5% gas cards. Will keep Wyndham Business anyway, since I stay at Wyndham properties from time to time, and this card is giving 15k per year for $95. According to your new RRV, it’s $105.
I was usually able to get close to 1 cpp from those redemptions.

I think Wyndham were aware of this many moons ago. They started selling their points in last sale which ended on 21st October at a historically low price.
I have a booking for April 2026 with Vacasa. I wonder if it was to be cancelled by host (unlikely but possible) would I be up ish creek without a paddle and no way to rebook a Casa property?

Good news for my 235K Wyndham points, I went to TripAdvisor and filtered USA hotels, Wyndham brands, and travel ranked 4+ and got 30 or so hotels including the Microtel Inn and Suites in Carlisle, PA!
It is not hard to get good value at Wydham hotels in the USA. With the massive devaluation in the other hotel programs, Wyndham — which is everywhere in the USA — usually has the best value redemption. For more aspirational properties, though, you will generally do better overseas. For some reason, everyone ignores those int’l opportunities.
After the last round of devaluations, it was difficult and aggravating to find properties for good redemption. It was there but the time and effort needed was not proportinate to the value received. Great article as usual.
On Monday I just made my first ever Vacasa coming for April, got lucky there! Already had my big island Hawaii place picked out for my next batch of Wyndham points to book in about a year but no way can do that also by January. Time to transfer all my remaining 100k Wyndham points to United immediately for the bonus and stop using my Wyndham card. The 5x utilities and 8x were great for Vacasa but no great value redeeming wyndham properties

I’m about to check in to a Vacasa booking in Maui for two glorious weeks. I have another already booked for March 2026 – I’ve received no communication from Wyndham on the booking in March 2026…do you believe that booking will be honored? This isn’t surprising, but is a bummer. I don’t think I’ll keep my Wyndham cards going forward and will be looking for good ways to use my cache of over 300K points now that the Hawaii gig is up. Any ideas?

It most certainly is, unless you don’t travel or will only stay in 4-star hotels. I would note that Wyndham probably has more 4-star hotels than Hyatt (even though MOST of their properties are 1 to 3 star).
From reading previous posts, I didn’t think this was necessarily in the cards, but I suppose hindsight is 20/20 for me. Too bad, because I have piles of Wyndham points and bought more at one of their recent sales, but I’m sure I’ll find another use for them. This is practically tough on families, but luckily I just snuck in a booking for February last week.
