Homes & Villas by Marriott is running another new promotion, this time offering 26,000 bonus points on stays through the end of 2026. That’s a decent bonus, although there is a high spending requirement that comes with it.

- Registered Marriott Bonvoy Elite Members earn 26,000 bonus points per qualifying paid stay at a participating home rental booked between November 10, 2025 (12:01 AM EST) – November 16, 2025 (11:59 PM EST) through the Homes & Villas by Marriott Bonvoy website (“HVMB Platform”) for stays completed between November 11, 2025 and December 31, 2026. Payment for the stay must be made in cash or credit card.
- Stays of two (2) or more consecutive nights must be completed during the promotion earning period, beginning November 11, 2025, up to and including nights stayed on or before December 31, 2026.
- A minimum spend for the stay is $2,000 (or foreign currency equivalent). Charges that do not qualify for Points include, but are not limited to, taxes, booking fees, cleaning fees, security deposits, and extra add-on services purchased and/or applied to home rentals booked through the HVMB Platform.

Quick Thoughts
26,000 bonus points is a fairly generous promotion, but there are several key terms that are important to be aware of.
One is that the promotion specifically lists a whole-home rental as being necessary. I’d always assumed that all Homes & Villas stays were for whole homes, rather than you being able to rent a room in a shared property like you can book with Airbnb. There are presumably some kind of properties that aren’t classified as whole homes though, so keep an eye out for that.
Another key term is that stays have to cost at least $2,000 before taxes, cleaning fees, etc., while another is that stays have to last at least two nights. That latter point should be easy enough if you’re spending $2,000 in the first place.
The great thing about this promotion is that it’s valid on stays through the end of 2026. The catch is that you have to book by Sunday November 16, 2025, so there’s less than a week to make your reservations.
There’s currently a Homes & Villas Amex Offer giving $250 back on $1,000 spend that’ll save you money on your stay. Other readers have reported being able to pay for half your stay now and half later. If that is indeed still the case and you have this Amex Offer on two or more household cards, you can hopefully switch payment method for the second payment to a different card with the Amex Offer loaded to it provided it’s still available by the time that second payment is due.

Boycott Marriott
After the Sonder debacle, I’d be VERY hesitant to make a prepaid booking for Homes and Villas, which is essentially the same thing but with generally zero ability to review the owner’s financials to ensure they’ll still be solvent for the stay (Sonder was at least a publicly held company).
Marriott has shown they aren’t willing to do anything other than suggest booking another Marriott property at the current prevailing rates and contact your credit card company for a chargeback when this happens. Even Airbnb will give a refund in that type of situation.
