An Amex Offer is out once again for Marriott Homes & Villas that could score you $200 back on a vacation rental stay. Keep in mind that these rentals earn elite nights and Marriott Bonvoy points — potentially quite a lot of points if you stack offers.
The Deal
- A new Amex Offer is out for $200 back when you spend $1,000 or more in one or more transactions with Homes & Villas by Marriott International at homesandvillasbymarriott.com. Enrollment required.
Key Terms
- Expires 4/30/22
- Enrollment required
- Valid at all Homes & Villas by Marriott International properties
- Excludes all other Marriott brands
- Not valid on gift cards
Quick Thoughts
Keep in mind that you can still earn 5x base points and your regular elite bonus on that even on the $1,000 required spend to trigger this Amex Offer. If you sync this offer to a Marriott card, that $1,000 stay would cost a net $800 and earn the following:
- 5,000 base points
- 2,500 bonus points if you have Platinum status
- 6,000 points by spending $1K at Marriott with your Marriott card
That certainly isn’t mattress run worthy, but considering your net $800 cost after Amex Offer, it makes for a decent return. Keep in mind also that you could start out clicking through a shopping portal and earn another 3% back based on today’s rates.
Overall, this is a nice little Amex Offer for those already considering a vacation rental. I browsed rentals a couple of months ago for a trip I was planning and while some Marriott properties appeared to be unreasonably priced, others were somewhat competitive. Just be sure to shop around because the same property is sometimes also listed on Airbnb and/or Vrbo and prices may vary.

Agree with Free Free Free that their website is pretty crappy but they seem to have decent options. Speaking of Vacasa – I recently did a Vacasa/Wyndham redemption and got about $0.035 Cpp for a prime location ski condo rental – solid value!
As for Marriott Homes and Villas – You can do a booking using points and cash combo and pay the cash part using your card with this Amex Offer which is pretty cool.
Is Marriott Homes and Villas just a rebadged, higher priced version of Vacasa, with a poorly functioning website to boot?
At the moment, the Marriott site is not filtering out homes that are already booked, and the site has never displayed the correct prices on the search page, so when clicking through to the property page, the price often goes up 2x-3x in high season.
Marriott should be embarrassed by this website effort, whoever’s fault it is.
For a rental I noticed was available on Vacasa, I was able to price it out on MH&V for $250 more. So I would say check Vacasa for the same place. With the $200 off, it could be a deal given the return of Marriott points. Without the $200 off, it seems one is buying Marriott points with the price difference. Might be worth it sometimes and not others.
There’s a banner at the top of the HMVI page offering 2x promo points (on top of base points) for stays by 8/30/22 booked by 1/21/22. So potentially another 10,000 points for your example.
Do you know if there’s a way to split payments between two Amex cards, to get 2 x $200 for a $2000+ booking? Note that this would partner well with the 2x points promotion Marriott is running for Homes and Villas.
Answered my own question: you pay half up front and half 30 days before, meaning you could use one Amex for the first payment and another for the second payment, earning 2 x $200.
Were you able to add the offer to two different cards?
No: could only add the offer to one of my cards, but my partner had the offer on one of his, as well.
Were you able to split the charges between your card and your partner’s card? I am also wondering if we can double dip on the $200 credit.
I tried, but wasn’t able to use a different card to pay for the second half.
