Separately, we posted about a new loyalty program named “Bilt” which is designed to offer rewards for paying rent. But Bilt isn’t the only way to earn rewards from your rent payments. Bigger and better rewards are possible, but maybe not as easy as with Bilt. Here’s a primer on the best ways to earn rewards from paying rent…
Pay Rent with a Credit Card
Bilt Rewards
Bilt Rewards offers a Mastercard credit card which allows paying rent with no fees. It’s possible to earn up to 2 points per dollar on your rent payments, but only if you also spend a considerable amount with the same card on other spend at 1 point per dollar. Rewards from paying rent are capped at 4,000 points per month. Despite that limitation, Bilt is probably the simplest option to earn rewards while paying rent. Plus, Bilt Rewards points can be transferred to a number of loyalty programs in order get even more value. American Airlines and Hyatt are two particularly notable transfer partners. AA is notable because no other transferable points program transfers to AA 1 to 1. Hyatt is notable because their points are usually worth over 1.5 cents each towards hotel stays and sometimes much more. Other transfer partners include Air Canada’s Aeroplan, Air France/KLM FlyingBlue, Cathay Pacific Asia Miles, Emirates Skywards, Hawaiian Miles, IHG Rewards, Turkish Miles & Smiles, United MileagePlus, and Virgin Atlantic Flying Club.

Plastiq Bill Payment Service
Plastiq is a bill payment service that allows paying almost any bill with a credit card for a fee (currently 2.85%). Plastiq imposes some limits on which types of bills can be paid with different kinds of credit cards, but residential rent payments are allowed with almost any type of credit card. One exception: Capital One doesn’t allow Plastiq payments of any kind with their consumer cards, but they do allow them with their business cards.
When using a rewards credit card to make these payments, you will earn rewards as if it was a regular purchase — you will not incur cash advance fees. Plastiq does not accept prepaid cards or gift cards.

Landlord Specific Options
Many landlords accept credit card payments, but usually with a fee of around 3%. In some cases, you’ll be offered a flat fee for paying by credit card. In that case, the fee as a percent of spend can be very low if your rent is fairly high.
Earn rewards through welcome bonuses
Many banks offer huge bonuses when you sign up for a new card and meet the minimum spend requirements. For example, it’s common to see an offer for 50,000 points or more after $4,000 spend in 3 months. With these big welcome bonuses, it can be well worth paying Plastiq’s 2.85% fee (or your landlord’s credit card fee, if that’s an option) in order to meet the minimum spend requirements by paying your rent via credit card.

Earn spend bonuses: elite status, free nights, etc.
Many credit cards offer bonuses for meeting high spend thresholds. You can find a comprehensive list here: Best big spend bonuses. Whether or not it makes sense paying Plastiq’s fee in order to reach these thresholds depends upon how much you value elite status or other rewards earned.
Here are a few examples:
- World of Hyatt: Earn one free Cat 1-4 night certificate after $15K spend in a calendar year, plus get 2 elite qualifying night credits with each $5K of spend. $15,000 of rent paid through Plastiq would cost $427.50 in fees. If you care about elite status, that’s not a bad price for 6 elite nights, a free night, and 15,000 Hyatt points.
- Amex Delta Reserve or Delta Reserve Business: Spend $30,000, get 15,000 Medallion Qualifying Miles (towards elite status). - Barclaycard JetBlue Plus, or JetBlue Business: Spend $50,000 and get Mosaic status which offers free checked bags; expedited security; early boarding; free drinks; enhanced point earnings; and 15,000 bonus points upon qualifying.
Earn rewards through spend
Not many cards earn rewards worth more than 2.85% when not considering welcome bonuses, bonus categories, or big-spend bonuses, but there are a few. Based on our estimated point values (Reasonable Redemption Values), you can earn up to 3.1% with the right card. That said, that’s such a small increment in value over Plastiq’s 2.85% fee that I wouldn’t recommend bothering with this unless you need the points for an even more valuable award.

Conclusion
Bilt Rewards offers the easiest path to earning rewards when paying rent. You can do significantly better, though, by regularly signing up for new credit cards and using your rent spend to earn welcome bonuses. In some cases, even without a welcome bonus, it can make sense to pay Plastiq’s fees in order to earn “big-spend” bonuses such as elite status, free nights, companion tickets, etc.

Can confirm. My apartment is a flat fee for using a credit/debit card, and it’s less than the commonly accepted value of the points I get for using a credit card to pay the rent so I feel like I’m coming out ahead for a monthly expense I have to pay anyways.
Only downside is they don’t take Amex so I can’t use my BBP for 2x points. Have to settle for 1.5x with the CFU.
Good to note, some apartment complexes charge flat fee for Debit/VGC. Do spend in bonuses categories and pay with VGC. Ymmv whether or not VGC will process through with their payment provider, so do test run first. For me 5.95+7.95=13.90/505.95->%2.75. If you can get no fee VGC even better.

Are the free nights for the $5K spend levels also limited to category 1-4 hotels?
Personally I haven’t found much use at those levels.
With the Hyatt card, you get 2 elite qualifying nights with $5K spend. These are not free nights. These are simply counters to help you get closer to the next elite status threshold.
I have an Ink Business Plus card. We live in the Metro Detroit area. Our former apartment complex was owned by York Properties. They have a lot of properties in the Metro Detroit/Ann Arbor area.
We found that we could pay our rent through their online payment portal and it coded as an internet/cable/phone charge. We got 5% cash back each month for a couple of years. It worked out well because the fee charged was 3.5%, so we netted 1.5% in points each month.
We no longer rent there, so our little monthly bonus is gone, lol. This was about 2 years ago, so YMMV now. It might be worth a try for anyone living in one of their complexes that has the 5% internet/cable/phone cash back category on a Chase Business Card.
